NaturesGreen - Redefining Agri Living

LEGAL-FAQ

Upon the signing of a Letter of Intent (LOI), the Co-farmer will be given access to all legal documents related to the land for verification, which can be facilitated by our legal team. It is important to note that the advance payment made during the LOI is fully refundable, and the Co-farmer will have 15 days from the date of the LOI to review all documentation.
However, the LOI itself remains valid for a period of 45 days. In the event that the prospective co-farmer decides to opt out of the transaction within the initial 15-day period, the amount paid during the LOI will be refunded in full.

Once the transfer of ownership is complete, and the revenue records have been updated in the name of the Co-Farmer, they are free to sell the property to a third party. The new owner will then become a member of the landowner's association and will be bound by the contract with NaturesGreen for the remaining term.
However, before completing the sale of the farmland to a third party, the current Co-farmer must settle all outstanding dues in full and obtain a "No Objection Certificate" from an authorized representative of NaturesGreen.

NaturesGreen will not buy back the land. Instead, assist the co-farmers in reselling their farmland.

The farmland that you own is a freehold asset, and you have the flexibility to sell it at any time. However, for each project, we create a society that owns the essential common areas such as access paths, security, borewells, water tanks, etc., which are critical for all the farm owners to use.
In the event of a resale, the new buyer will need to become a member of the society and will also have to purchase the NaturesGreen farm life membership. This process is similar to the functioning of any other society and is recommended for the betterment of all the members.

As per the regulations governing agricultural land, it is not permissible to utilize NaturesGreen farm farmlands for any commercial activities. This includes constructing or renting out a building, as it is considered a commercial activity.
The only exception is for the construction of a "farmhouse." Furthermore, as per the contractual obligations between NaturesGreen and the farm landowner, no commercial activities are allowed on the farmland for the initial 15 years.
Farmhouses are only meant for the use of the owners, and non-members are not permitted to access the common areas without the presence of members.
